The Houston real estate market is like most other major markets at present. This means buyers looking at the Houston market have their selection of properties within their price range. Reasonable pricing. Although pricing actually did rise a slight bit at the start of 2008, the overall Houston market is considered quite affordable for a metro area. The average pricing is just over $190,000 for single family homes, but the median pricing is $139,000. These prices are considered a boon for buyers who are used to other major markets where prices in the median top out at well over $400,000.

Seller motivation. With the number of houses on the Houston real estate market at present and the choices available, many sellers are more than willing to do what it takes to make their properties stand out. This means buyers are finding themselves in a better position to negotiate deals to get not only a house of their dreams, but also extra perks such as lowered pricing, pre-made repairs and so on.
