At present time Costa Rica is flourishing with a recent foreign real estate buzz that can only last for so long. Within the past 2 years, property and land prices have risen to extreme levels, with its current focus on foreign investment. Finding the right piece of land is key #1 in earning a good return on your investment.
When looking to purchase land in Costa Rica, it is important to talk to locals vs real estate agents. Many times, this is how the real estate agents in Costa Rica find their prime selling property. Once you have found a piece of land, make sure that you are being undersold. By this I mean that you need to feel like you are getting a bargain (as an investor). Many times, a lot of these properties do not see their full potential because of their surrounding infrastructure. Foreigners need to realize that Costa Rica is changing and with its change are coming newer roads, stronger bridges and a better infrastructure for all. Patience is key.
The most important thing to remember when looking for property anywhere in Costa Rica, is that you need to search for it. This may take lots of time, but its one of the sure ways you will find a hidden treasure. You do not want to be pursuaded into buying a property. Once you hear someone trying to persuade you to buy something, you will see that there is little investment opportunity there to earn more than your potential. Search for locals and have them help you in finding good property. Not only are they friendly, but they are also not going to be out to get money from you, if you are the one who is asking.
