Style of Home Guide
Almost everyday we come across a real estate ad selling a basement entry, rancher, rancher with basement, 3 level split etc. home. What exactly do these home styles mean? It isn't surprising that as a real estate agent one of the things I have to explain to a buyer is exactly what it means by a split entry or 4 level split home.
In this article I will explain what some of the more common home styles are and exactly what they mean.
Basement Entry: In a basement entry home, the entire living space is on the top floor of the house, with the garage, rec-room, laundry etc on the main floor. Basement entry, or level entry, is characterized by a long flight of stairs from the entry up to the main living area.
2 Storey: In a 2 story home, the living space is divided amongst the main floor and the 2 floor. The kitchen, living room, dining room, laundry etc are on the main floor, with bedrooms upstairs.
2 Storey w/ Basement: This is similar to a 2 story house but with a partial or full in-ground basement. The basement may house the laundry, rec-room or may be unfinished.
Rancher/Bungalow: In a rancher/bungalow, the entire living space in on the main floor, either on a crawl space or a slab.
Rancher/Bungalow w/ Basement: The entire living space is on the main floor and has either a full of partial in-ground basement. Usually the basement is a walkout basement with a separate entry.
Rancher/Bungalow w/ Loft: This is similar to a rancher/bungalow but has a loft area above the main living space.
Split Entry: The living space is on the top floor of the house. "Cathedral" or split-entry is easily recognized by its two flights of stairs; one ascending to the top floor and the main living space, the other descending to the basement.
3 Level Split: The living space is split between three levels. The living room, dining room and kitchen on the main level, the bedrooms upstairs, and the family room and laundry down. It usually has a combination of crawl space and slab.
4 Level split: The living space is split between four level. the room, dining room and kitchen on the main floor, bedrooms up, and family room and laundry down. The basement underneath the main living area is the fourth level.
