Multinationals Vie For Green Buildings in Bangalore, Developers Leverage
Following the global concern to protect the environment, the number of green building projects in India are expected to go up from the current 164 to over 2,000 by 2012, media reports.
Bangalore is emerging as the advocate for promotion of green buildings. The city is taking a few initiatives like being appreciative of various green projects and exploring the prospects of getting banks to extend home loans for green homes, etc.
Karnataka Renewable Energy Development Ltd feels that it is necessary to have a mix of modern and the traditional while constructing new buildings.
Bangalore real estate has registered the maximum increase in prices from 2001 to 2005, as per NHB Residex. The city houses many of Indian and international firms. With growing preference of MNC towards green buildings, Bangalore property developers are also cashing on the bulging competition.
Many big real estate developers are preparing to launch their pro environment projects. Cisco has recently opened a state-of-the-art Globalization Centre East campus in Bangalore. The campus will exploit real estate solutions to integrate building management systems with traditionally disparate control networks for power, water and communications into a single congregate IP infrastructure. The initiatives implemented include transportation programs, sun-light and rainwater harvesting, waste recycling, and will actively reduce ongoing costs over the building lifecycle.
Besides, 'BCIL Collective', a green project program being developed by Biodiversity Conservation India Limited, an alternate technology enterprise, is all set to be the model green project on a large scale residential complex space.
The complex has been designed to save 35000 litres of water per home per year by focussing on rain water harvesting and recycling within residential complex.
The Yelahanka located complex housing 120 units spread over three acres, uses low-embodied energy building material which would help in earning carbon credits which converts to Rs 75,000 per annum per home or total annual campus carbon credit of Rs nine lakh, industry reports.
