When investors buy houses, negotiations can easily turn to into a tug of way where neither side is willing to give an extra inch, or make another concession. It's like war. A better technique is to take the "softer" approach of using language that doesn't put the seller on edge, and makes him feel that you are more interested in a win-win deal, rather than a win-lose scenario.
