Home Improvement Loans - So It s Time To Do The Kitchen You Say?

When a home needs some maintenance work carried out, an ideal way to ensure this can be achieved is by arranging a remodeling program, providing you can raise the finance. A home improvement loan could be the way you can finance this work sooner rather than later. Tradesmen such as carpenters, electricians, plumbers, plasterers are an expensive addition to the overall home improvement budget, but for many homeowners they have no alternative as their own skills are not sufficient.

Home improvement loans usually have the choice of a secured loan on the property itself or an unsecured loan where the home does not need to be used as equity. Loans that do not require security are quite flexible and even new homeowners can apply. Finance which is used to improve the home is seen as a good investment in the property and even if equity in the property is not required, the loans can be organized for up to 15 years at a time.

There are, however county limits on how much money can be borrowed when it is for no equity finance and a lower limit imposed by the lenders which takes into account the joint income of both owners. Certain facts are researched by the lenders; like the type of property and reasons for the loan but essentially, this type of loan is easy to arrange with only a small amount of documentation to complete.

When arranging a home improvement loan that's secured, it means that any residual value your home is used to help fund the loan. Equity based loans are arranged quite quickly and whilst these loans are not considered as second mortgages, they have the benefit of lower interest rates and preferential terms as part of the arrangement.

This is not an open ended finance agreement and a valuation of your property will be required for a secured loan to be arranged. The lender will work with you in determining the value of your home based on its current value, amount of outstanding mortgage, and other debts that you currently have.

After this has taken place, the lenders will put a package forward which may not necessarily be for the full amount the homeowner wanted. Although it is not set in stone, the amount they are prepared to lend will be based on a percentage of the property valuation but some lenders will actually lend as much as a quarter again as the property is worth.

Over extending your ability to pay is the quickest way for a person to lose their home when they cannot keep up the repayments. It is never a good idea to borrow more than you can afford to repay, no matter how noble the cause so if your home improvement loan will cause financial hardship, restrict it to cover just essential maintenance.
